Final approval has been given for apartment blocks on the Monivea Road in the city.
City planners approved plans last year for a three story block opposite the eir buildings, on a site known as the glasshouse commercial site.
The project as originally envisioned would have consisted of 38 apartments, in an almost even split of single and two-bed apartments.
But the conditions of the planning approval included that 9 apartments be removed, to accommodate more communal and landscaped space on the site.
Developer Green Way Estates (Leitrim) then took an appeal to An Coimisiún Pleanála, arguing there was already provision made in the plans.
They included a rooftop garden with landscaping, walking loop, seating, gathering areas and open space - as well as an open air raingarden in the main atrium.
It stated the overall communal space provided by the development would be more than double the minimum regulations.
An Coimisiún Pleanála has now ruled that the project can go ahead in its original format.
